Almost every buyer sees the property as a set of thumbnails first, and the first image alone determines whether the rest are ever opened. Wide, bright, straight, and enough frames to walk the whole property without gaps.

A steady, narrated walk from the front door through the house. Not a cinematic production - a continuous walk that lets a remote buyer understand the flow. Phone footage with a gimbal and a decent script beats an expensive edit full of drone swoops and no rooms.

Before anything is boosted or promoted, the listing should go to your own database and to the agents you know who have matching buyers. It is free, it reaches the people most likely to act, and it can produce an offer before the listing is properly live.

Last because it is the most commonly overspent item. A small, tightly geo-targeted budget behind the best photograph or the walkthrough video can work, but only once everything above it is in place.
